Who needs a home inspection? Buyers and Sellers. If you are buying a home, pre-owned or new, an inspection will tell you the condition of the property. That way, there are no surprises after you close on the home. If you purchased a new home and it still has a warranty from the builder, it's a good idea to have a home inspection before it expires. It's a rare case that even a new home doesn't have some problems that were overlooked by the builder. Those repairs or corrections can easilyexceed the cost of an inspection. If you catch them prior to warranty expiration, your warranty should cover them.
How long does a home inspection take? Anywhere from 2 to 4 hours depending on the condition of the propery, the number of services you've requested and the size of the home. It takes time to perform a thorough inspection of the entire property and I pay attention to details.
What type of home inspection report do I receive? You'll recieve your report via e-mail as a .pdf file which you can read on screen or print. The file can be saved to your hard drive on your PC for future reference or easily printed. I provide digital photos of any areas that need extra clarification and I include them in the report. Every item I inspect on the property is addressed in the report. I know your time is important, I'll be happy to print your report on-site if you like. However, that will take additional time since I have to complile all my findings before I can generate your report. It can take up to an hour depending on the complexity of the inspection.
Should my Realtor receive a copy of your home inspection report? Yes. Your Realtor can assist you in determining if any items in the report are significant enough to warrant re-negotiation with the seller. Having your relator review the report also insures that you both are "on the same page" at the closing.
Should I be present for the home inspection? Yes, I encourage you to plant to attend the entire inspection. There are always items in the inspection that can best be explained on-site. I will include them in the report of course, but your presence at the property always makes it easier for you to understand inportant information abou the property.
Are you available to answer questions about the property or report after I close and move into the home? Yes, I will be happy to assist you in any way I can to clarify the information I present in the report. Even after you've moved in and settled down to enjoy your new home. I'm always available to you, for as long as you own the home, to offer unbiased advice and recommendations.
Does a newly constructed home need an inspection? Absolutely. A professional home inspection of a new home is important. I can spot potential problems early. while they are still easy to correct. It's especially valuable to arrange an inspection before teh interior walls are finished. I may find problem areas where the builder has taken shortcuts or not done quality work.
Why can't I do the home inspection myself? Chances are that even if y ou are very familiar with home construction, you still don't have the knowledge, training and experience of a Certified Home Inspector. I'm not only familliar with all the systems of a home-and how they work and need to be maintained- but I also know what to look for to determine if they're about to tail. Also consider this- when you are involved in buying or selling a house, it's impossible for you to remain completely unemotionsal about the house, and this may cloud your judgement. I will provide and objective, unbiased view of the property.
Will you fix the problems you find during the home Inspection? No. The code of ethics of The National Association of Certified Home Inspectors (NACHI) prohibits its members from soliciting repair work on properties they inspect. This assures that there will never be any conflict of interest on the part of the inspector. Our prupose is to provide an unbiased analysis of your home.
Generally, I begin by carefully taking a look at the exterior of the property. All exterior features of the property will be inspected: The foundation and infrastructure, decks & porches, roof, chimney, driveways, drainage systems, and fencing. Next is the interior. I usually work through the building in a logical sequence, one room at a time and one floor at a time. All walls, ceiling, floors, doors, and HVAC vent conditions will be noted throughout the home. The stove and bath fixtures will all be tested as will all electrical outlets. We'll also check the ceiling fans and report wheather smoke detectors are present. Once the detailed interior and exterior checks are completed, I'll perform a thorough evaluation of the plumbing, electrial, heating/cooling, and attice ventilation systems of the house. Finally, I'll prepare your report and upload it to my database within 24 hours. I'll email you the report as well as a copy to your agent. The entire on-site inspection should take no longer than 4 hours, most are less than 3. However, situations vary with each property. If the home is large or is known to be in disrepair, it's best to allow extra time.
As you prepare for the home inspection, be aware that there really is no property that is perfect and problem free. Most people are surprsed t o know that even new homes have some problems.
With that in mind, I will take care to help you keep things in perspective. The best features of a property almost always outweigh the problems. The key is to completely understand the property. And I'm trained to see that you receive all the information and knowledge you need to make a wise decision
